2 BHK or 3 BHK in Kolkata: The Maths That Actually Decides It
Most buyers answer this question with their heart and then look for numbers that agree. The honest version runs the other way, because in Kolkata the gap between a 2 BHK and a 3 BHK is rarely just one room. It is usually ₹15 to ₹25 lakh, a different stamp duty bill, and a different set of people who will want to buy it from you later.
Here is how to decide between a 2 BHK or 3 BHK in Kolkata using the four things that actually matter.
What the price gap really is
Across the projects we represent, the step from 2 to 3 BHK is remarkably consistent at roughly 30% to 35%.

Notice the outlier. Vinayak's step is only 15%, because it is at pre-launch and the pricing has not fully separated yet. That is the sort of window worth spotting.
The four tests
1. The room you will actually use. Be honest about the third room. If it becomes a store cupboard within a year, you paid ₹17 lakh for storage. If it is a genuine home office, a child's room within five years, or the room a parent stays in for three months a year, it earns its keep.
The pandemic permanently changed this calculation. A household with two people working from home is buying a workspace, not a spare room, and that is a real economic use rather than a lifestyle preference.
2. Resale depth. This is the test most buyers skip and later regret. In Kolkata's growth corridors, 2 BHK stock has the deepest buyer pool: first-time buyers, small families, investors buying to let. It sells faster.
3 BHK stock sells to a narrower, wealthier pool. In an established area that pool is deep enough. In an emerging corridor it can be thin, which means a longer wait or a bigger discount when you want out.
The practical rule: in emerging corridors, 2 BHK is the more liquid asset. In established areas, the 3 BHK premium holds better.
3. Rental yield. Kolkata's residential rental yield sits near 4.13%, but it is not evenly spread. 2 BHK units almost always yield better, because rent does not scale with size the way price does. A 3 BHK rarely commands 35% more rent than a 2 BHK in the same building, even though it cost 35% more.
If income is the objective, the 2 BHK usually wins. If you are buying to live and the rent is a fallback, the calculation matters less.
4. Stamp duty and the ₹1 crore line. Stamp duty in Kolkata Corporation areas is 6% below ₹1 crore and 7% above, plus 1% registration, plus a further 1% additional duty above the threshold. All-in, that is 7% versus 9%.
Most 2 BHK purchases sit comfortably below the line. Larger 3 BHKs in good areas can cross it, and crossing costs you an extra 2% of the whole value, not just of the excess. Carpet area beats bedroom count
A 1,130 sq ft 3 BHK and a 1,027 sq ft 2 BHK are almost the same flat with the walls in different places. The 3 BHK gives you an extra door and three smaller rooms; the 2 BHK gives you a larger living space.
Under RERA, developers must state carpet area. Ask for it on every shortlisted unit and compare that, not the bedroom count. Some of the best-value buys in Kolkata right now are large 2 BHKs that live better than cramped 3 BHKs at the same price.
What the same money buys in different corridors
Around ₹70 lakh, you are choosing between a 3 BHK in a growth corridor and a 2 BHK closer in. At Joyville Western Heights that gets you a 3 BHK at 1,138 sq ft carpet in a Shapoorji Pallonji township. In Behala, Martin Burn Rupsha at ₹75 L gets you a 2 BHK on the Purple Line.
Three rooms and a longer commute, or two rooms and a metro. That is the actual trade, and it is a lifestyle question rather than a financial one.
A simple decision rule
- Buy the 2 BHK if it is your first home, if you are buying to let, if you are in an emerging corridor, or if the third room has no defined use today.
- Buy the 3 BHK if you have or expect children, if someone works from home permanently, if you are in an established area with depth, or if you intend to hold for a decade and not move again.
- Buy the larger 2 BHK if the carpet areas are close and the price gap is not. This is the most commonly missed option.
