1 BHK flat in Kolkata: what it costs, where to find one, and when not to buy one
A one-bedroom flat is the easiest way into owning property in Kolkata. It is also one of the easiest ways to buy the wrong flat, because the lowest-priced unit in a project is rarely its best value.
Here is what a 1 BHK flat in Kolkata really costs in 2026, where new ones are still being built, and how to tell whether you should stretch to a 2 BHK instead.
Why new 1 BHK flats are hard to find in Kolkata
Most new projects inside the city build 2 and 3 BHK homes only. Land is expensive, and developers make more per sq ft on bigger flats. The few projects that still offer one-bedroom homes are mostly on the edges: the Hooghly belt, Howrah, and the northern suburbs.
Inside the old city, a one-bedroom home usually means a resale flat in an older building. That changes what you are buying: no lift in some cases, an older structure, and a society with its own habits.
What a 1 BHK flat in Kolkata costs in 2026
Here are real numbers from projects we sell:
- Shriram Grand City Grand One, Uttarpara: ready 1 BHK of 469.5 sq ft from about ₹23.5 L.
- Bhawani Porshi Nagar, Konnagar: 1 BHK of 604 sq ft super built up area (410 sq ft built up) from about ₹25.97 L.
Both work out to roughly ₹4,300 to ₹5,000 per sq ft. Closer to the city, the per sq ft rate rises fast. A new 2 BHK in Behala runs at about ₹8,800 per sq ft on super built up area, and new homes in New Alipore and central Kolkata go well beyond that.
The lesson is simple: the flat price in Kolkata is driven far more by location than by the number of bedrooms.
Sizes: what to expect from a one-bedroom home
A new one-bedroom in Kolkata usually ranges from about 400 to 650 sq ft of super built up area. That can mean as little as 300 sq ft of usable carpet. Ask for the carpet area before you compare, and read our guide to carpet area vs built up area to see why.
Check that the bedroom can take a double bed and a wardrobe with space to walk, that the kitchen has a window or exhaust, and that the living room is not just a corridor between the door and the bedroom.
Who a 1 BHK flat in Kolkata actually suits
- Single buyers and young couples who want to stop paying rent and expect to upgrade within five to eight years.
- Parents buying a small home near a child's home or near a hospital.
- Investors who want a low entry price and rent from students or working singles. Our guide to rental yield in Kolkata shows how the numbers work.
It does not suit a family planning children in the next few years. You will outgrow it, and selling a small flat in a hurry rarely gets a good price.
When a 2 BHK is the better buy
Compare the gap, not just the price. A 2 BHK at Sunshine 2 in Uttarpara starts at about ₹33.76 L. That is roughly ₹8 to ₹10 L more than the one-bedroom homes above, for a second bedroom that adds to both resale value and rent. At Alcove New Kolkata in Serampore, 2 BHK homes start at about ₹26 L, about what a one-bedroom costs elsewhere.
In most Kolkata projects, two-bedroom homes sell and rent faster because more buyers can use them. If your loan eligibility can cover the gap, the 2 BHK is usually the better asset. Our 2 BHK flats in Kolkata page lists current prices.
Costs on top of the flat price in Kolkata
- Stamp duty and registration: paid on the higher of your price and the government's market value. See our stamp duty guide.
- GST: none on a ready flat with a completion certificate. On under-construction affordable homes (up to ₹45 L and up to 60 sq m carpet in metros), GST is 1%.
- Parking, maintenance deposit and club charges: ask for them in writing. On a small flat they can add a large percentage to the cost.
