Upcoming Projects in Kolkata 2026: New Launches to Check

Upcoming projects in Kolkata: the 2026 launches worth a look, and how to judge them

Every month brings a new set of launch adverts: "pre-launch offer", "limited inventory", "price rise next week". Most buyers cannot tell which are serious and which are early-stage hope with a brochure attached.

Here are the upcoming projects in Kolkata we are selling, with real prices and dates, and the checks we run on any new launch before recommending it.

New projects in Kolkata registered in 2026

These received their WBRERA registration this year:

  • Vinayak 21 Acres, New Town (WBRERA/P/SOU/2026/004147): 2 BHK from about ₹71 L and 3 BHK from about ₹82 L at early-phase prices.
  • Inspire, Rajarhat (WBRERA/P/NOR/2026/004304): 3 and 4 BHK across 14 towers, from about ₹1.33 Cr.
  • DTC Embassy Villa, Rajarhat (WBRERA/P/NOR/2026/004074): 4 and 5 BHK villas from about ₹1.5 Cr, possession due 2030.
  • Codename By The Garden, Shriram Grand City (WBRERA/P/HOO/2026/004276): plots from about ₹39.78 L, RERA completion date March 2031.

Early projects usually offer the best prices and the widest choice of floors. They also carry the longest wait and the most risk. Price that in.

Launches already under construction

If you want a shorter wait, these new projects in Kolkata are further along:

  • Joyville Parkside, Howrah: 2 and 3 BHK from ₹49.99 L.
  • DTC Sojon, Joka: 2, 3 and 4 BHK from about ₹55 L, possession December 2027.
  • Elevate at Godrej Se7en, Joka: 2 and 3 BHK from about ₹56 L, possession December 2028.
  • DTC Downtown, Rajarhat: 2 BHK from ₹63 L, 3 BHK from ₹72.39 L, 4 BHK from ₹1.34 Cr.
  • Morya Kolkata, New Alipore: 3, 3.5 and 4 BHK from about ₹1.75 Cr, possession expected mid-2027.
  • PS Vaanya, New Town: 3, 4 and 5 BHK from about ₹2.86 Cr, completion due December 2027.

Check 1: RERA registration before any money

Under RERA, a project cannot be advertised, marketed or booked before it is registered. A "pre-launch" that takes a cheque without a registration number is a risk you are taking on the developer's behalf.

Look the project up on the WBRERA site. Check the registered completion date, the promoter's name, the land owners and the number of units. Our guide to verifying RERA registration walks through it.

Check 2: the payment plan and the 10% rule

RERA does not allow a developer to take more than 10% of the price as an advance before a registered agreement for sale. Anyone asking for 20% or 30% upfront on a "special offer" is asking you to waive your own protection.

Prefer construction-linked plans, where you pay as floors go up. Read our guide to under construction vs ready to move for how the risk changes.

Check 3: the developer and the location

  • Track record: visit one completed project by the same developer. Ask residents whether they got possession on time and whether the amenities work.
  • Delivery history on WBRERA: look at the developer's other registered projects and whether their completion dates were extended.
  • The location five years out: new metro lines and roads add value, but only once they open. Do not pay today for infrastructure that is still a plan.

Buying from outside Kolkata

Many buyers in new projects live in Asansol, Durgapur, Siliguri or Bhubaneswar, or abroad, and buy in Kolkata for a child, for retirement or as an investment. If that is you, do not book on video calls alone. Visit once before booking and once at the agreement stage, and have someone you trust check the site at least once during construction. Our guide for buyers living away covers documents and loans.

We will tell you which launches to skip

Send us any upcoming project you are looking at, even one we do not sell. We will check its RERA record, the developer's delivery history and the real price, and tell you plainly whether to wait.

See our rentals service, browse verified properties, or talk to our legal and loan help desk. We are a RERA-registered agent, WBRERA/A/HOW/2025/000651. This is general guidance and not legal advice; check the specifics for your property with a professional.
