Flats in Salt Lake Kolkata, New Town or Rajarhat: which one is right for you?
These three names get used interchangeably by everyone except the people who live there. They are not the same place, they do not cost the same, and they suit completely different buyers.
Here is New Town vs Rajarhat vs Salt Lake, settled properly: what each one is, what it costs in 2026, and which one you should actually be looking at.
Rajarhat and Salt Lake: the geography nobody explains
Salt Lake (Bidhannagar) is the oldest of the three, a planned township from the 1960s, now fully built out. Wide roads, mature trees, established sectors, and almost no new supply.
Rajarhat is the broad corridor east of Salt Lake that developed from the 1990s onward, mixing residential stock with the IT belt.
New Town is the planned city inside Rajarhat, administered by NKDA, laid out in Action Areas I, II and III. When people say "Rajarhat New Town" they usually mean this.
The distinction matters at registration, because parts of New Town are specifically named in the state's stamp duty schedule alongside corporation areas.

Flat prices in New Town, Rajarhat and Salt Lake in 2026
Salt Lake is the most expensive and the least available, because nothing new gets built there. You are buying resale, usually older construction, at a premium for the address and the trees.
New Town and Rajarhat are where the actual supply is. Current examples we represent:
- Vinayak 21 Acres New Town — 2 BHK from ₹71 L, 3 BHK from ₹82 L, currently at pre-launch
- DTC Downtown Rajarhat — 2 BHK from ₹63 L, 3 BHK ₹72–91 L, 4 BHK from ₹1.34 Cr
- DTC Embassy Villa Rajarhat — 4 and 5 BHK villas from ₹1.50 Cr, developer targets 2030 (RERA completion December 2031)
For context, Action Area 1A has recorded 85.8% price appreciation over three years, among the highest in the city. That is the New Town story in one number.
New Town vs Rajarhat vs Salt Lake price per square foot
The price gap between these three is wider than most buyers assume. In the New Town vs Rajarhat comparison specifically, New Town commands a clear premium.
- New Town — ₹6,200 to ₹11,200, averaging about ₹7,800 per sq ft
- Rajarhat — ₹4,500 to ₹7,900, averaging about ₹5,850 per sq ft
- Kolkata average — about ₹6,400 per sq ft
New Town prices roughly 33% above Rajarhat and about 22% above the city average. Rajarhat sits slightly below the city average, which is why the same budget buys noticeably more there.
The overlap matters too. Rajarhat's upper band of ₹7,900 exceeds New Town's floor of ₹6,200, so a well-located Rajarhat address can cost more than a poorly located New Town one. Pocket beats postcode.
Commute from Rajarhat and Salt Lake: the honest comparison
Salt Lake wins on proximity to central Kolkata and loses on internal congestion. New Town wins on road quality and loses on distance. Rajarhat sits between the two and varies enormously by pocket.
The decisive factor for most buyers is not the city centre at all, it is the IT belt. If you or your partner work in Sector V or the New Town offices, the calculation inverts completely and New Town becomes the short commute rather than the long one.
What the metro changes for Rajarhat in 2026
The commute picture moved a lot in the last year, and most comparisons online predate it.
- Salt Lake is now on a complete metro line. The Green Line has run end to end from Howrah Maidan to Salt Lake Sector V since 22 August 2025, about 32 minutes for the full run. That makes Sector V and Salt Lake reachable from Howrah and Sealdah without the bridge traffic.
- The Orange Line is reaching Sector V. Trial runs on the Beleghata to IT Centre (Sector V) stretch, through Gour Kishore Ghosh and Nalban, started on 10 October 2026, with passenger service targeted for the end of the year. Today the line runs from Kavi Subhash (New Garia) to Beleghata.
- New Town's stations come later. The same line continues through New Town towards the airport, but stations such as City Centre-2 and the Action Area stops are in later phases. If you are buying in New Town for the metro, buy for the roads you have today and treat the metro as upside.
Rajarhat rental yield and where tenant demand is
Kolkata's residential rental yield runs around 4.13%. The three areas earn it differently.
Salt Lake rents to established families and long-term tenants. Turnover is low, yields are modest, voids are rare. New Town rents heavily to IT professionals, which means higher yields, shorter tenancies and demand tied to one sector's hiring cycle. Rajarhat's broader pocket sits between the two.
If you are buying to let, New Town gives you the strongest income and the most correlated risk. Salt Lake gives you the steadiest tenant and the weakest yield.
What New Town, Rajarhat and Salt Lake are each best at
Choose Salt Lake if. You want a settled, low-rise, tree-lined address and you are buying resale with your eyes open about building age. You are paying for a neighbourhood that is finished, which is a real thing to pay for.
Choose New Town if. You work in or near the IT belt, you want new construction with proper infrastructure from day one, and you are comfortable with a planned city that is still filling in socially.
Choose Rajarhat if. You want the largest choice of stock and the widest price range, from ₹63 L flats to ₹1.50 Cr villas, and you are willing to be selective pocket by pocket.
The mistake buyers make choosing New Town vs Rajarhat
Treating the three as interchangeable and shopping purely on price per square foot. A ₹63 L flat in a well-connected Rajarhat pocket and a ₹63 L flat in an isolated one are not the same asset, even in the same postcode.
The second mistake is ignoring the ₹1 crore stamp duty cliff. Below it you pay 6% plus 1% registration. Above it, 7% plus 1% additional duty plus 1% registration. The villa options cross that line and the flats mostly do not.
How the Rajarhat belt compares with the rest of Kolkata
Against the metro corridors, this belt is an employment bet rather than a rail bet, which makes it steadier but less likely to reprice sharply. Our guide to flats near metro stations in Kolkata covers the corridors where rail is doing the work instead.
Against Howrah, you pay more here and get a shorter run to the offices. Our Howrah property guide runs that comparison pocket by pocket.
If your ceiling is ₹60 lakh, this belt is mostly out of reach and flats in Kolkata under ₹60 lakh is the better starting point.
What a Salt Lake or Rajarhat flat costs to run, not just to buy
Buyers compare purchase prices and forget that these three areas cost very different amounts to live in. Salt Lake's older buildings often carry lower maintenance but higher repair exposure, because the plumbing and wiring are decades old and shared. New Town's newer towers charge more per square foot in maintenance, but you are paying into a sinking fund rather than an emergency.
Rajarhat varies most. A township with a functioning association and a 1,00,000 sq ft podium costs meaningfully more per month than a standalone tower with a caretaker, and the difference over ten years can rival the price gap you agonised over at purchase. Ask for the current per-square-foot maintenance figure in writing before you decide any of these is the cheaper option.
One more running cost people miss: parking. In Salt Lake, on-street parking is often assumed. In New Town and Rajarhat it is almost always a paid allocation, and a second slot can cost several lakh on top of the flat.
