Property in Howrah: A Pocket-by-Pocket Guide for 2026 Buyers
Most Kolkata buyers still think of Howrah as a station with a city attached. That was fair fifteen years ago. It is not fair now, and the people who noticed first are the ones who bought riverfront at a third of what it costs today.
Howrah is not one market. It is four or five distinct pockets with genuinely different prices, buyers and risks. This guide walks each one, with real numbers, so you can work out which part of property in Howrah is actually meant for you.
Why Howrah stopped being a discount
Three things changed at once. The Kona Expressway made the western approach fast. Metro connectivity pulled the eastern bank closer. And the riverfront, which Kolkata had spent a century ignoring, was rediscovered by developers who realised a Ganga view is not something you can build more of.
Set that against a city market that grew 5% in Q1 2026 while India's top eight cities fell 4%, on 4,043 units sold, and Howrah stops looking like the cheap seat and starts looking like the early one.
Golabari and the riverfront: the premium end
This is where Howrah surprises people. Riverfront land with an unobstructed Ganga view and the Howrah Bridge as a backdrop is genuinely scarce, and it is priced accordingly.
Sansara Howrah by PS Group is the flagship, offering 3, 4 and 5 BHK riverfront homes from ₹3.20 Cr across roughly 2.5 acres with about 1,000 feet of river frontage. This is not a budget play and does not pretend to be. It is a scarcity play: there is a finite quantity of south-facing Ganga frontage in this city and no way to manufacture more.
Shalimar: riverside without the top-end ticket
Eden Devprayag Shalimar sits where the Ganga meets the city, offering 2 to 5 BHK homes from ₹1.27 Cr, including a Banaras-style private ghat and duplex formats. Shalimar's advantage is the station and the run into central Kolkata, which is shorter than most buyers assume.
If you want water frontage but ₹3.20 Cr is not the conversation you are having, this is the pocket to look at.
Shibpur: heritage address, bridge views
Shibpur is the old Howrah, close to the Botanical Garden and BE College, with the kind of street pattern that suggests a place people have lived for a long time rather than a place built last year.
Prarthana Shibpur offers 3 BHK from ₹1.10 Cr and 4 BHK from ₹1.41 Cr in twin towers, with bridge views most buildings here cannot offer, and possession in October 2028. Layouts run 1,307 to 1,728 sq ft, which is generous by current standards.
Santragachi and the Kona corridor: where the value is
If Golabari is the premium and Shibpur the heritage, Santragachi is the working answer for most families. It has the junction, the expressway, and land that still allows townships rather than single towers.
Joyville Western Heights Howrah is a 30-acre Shapoorji Pallonji township with 2 BHK from ₹52.75 L and 3 BHK from ₹69.99 L, and possession already under way, which means you can inspect finished units rather than trust a render.
Joyville Parkside Santragachi is the more advanced phase, already home to 450+ families with the clubhouse open. If construction risk is the thing that worries you, buying into somewhere already lived in removes it entirely.
What you actually pay on top
Howrah Corporation attracts the same stamp duty as Kolkata Corporation: 6% below ₹1 crore and 7% above, plus 1% registration, and a further 1% additional duty above ₹1 crore. On a ₹52.75 L flat in Santragachi that is roughly ₹3.7 lakh in statutory cost.

What Howrah actually costs per square foot
Rates are where the Howrah argument stops being a matter of opinion. As of mid-2026, property in Howrah carries an average asking price of roughly ₹3,100 per sq ft, against a Kolkata city average of about ₹6,400 per sq ft. That is less than half the city rate for an address across one bridge.

- Shibpur — from about ₹3,500 per sq ft
- Santragachi — ₹4,000 to ₹6,050, averaging about ₹5,450 per sq ft
- Kolkata city average — about ₹6,400 per sq ft
Notice that Santragachi already prices near the city average while general Howrah sits at half of it. That gap is the township effect: organised development with amenities commands a premium over the older housing stock around it, even inside the same district.

What Howrah returns if you are letting it out
Kolkata's residential rental yield runs at roughly 4.13%, which is healthy by Indian metro standards, and Howrah sits at the stronger end of that range for a specific reason: tenant demand here is structural rather than fashionable.
Santragachi and the Kona corridor draw families working across the river who want space they cannot afford in the south. Shibpur draws students and staff around BE College and the Botanical Garden. Shalimar draws commuters who value the station. Those are three different tenant pools with different cycles, which is exactly what you want if you are buying to let.
The riverfront stock is the exception. Premium units at ₹3 crore and above rent to a much thinner pool, so yields compress even as capital values hold. Buy Golabari for appreciation and lifestyle, not for monthly income.
How Howrah compares with the Kolkata side
The blunt comparison: for the price of a 2 BHK in Behala or Tollygunge you can generally buy a 3 BHK in Santragachi, and for the price of a 3 BHK in New Alipore you are into riverfront territory here. What you trade is the bridge. If your working life is anchored in central or south Kolkata, model the crossing honestly at peak hour before you decide the saving is worth it.

Two honest cautions
First, Howrah's pockets vary more than Kolkata's do. Two addresses four kilometres apart can differ completely in road quality, drainage and resale depth. Visit, do not infer.
Second, riverfront is a genuinely different asset from township stock. It is less liquid, more cyclical, and priced on a view that a future building could compromise. Ask what is planned on the plot in front before you pay the premium.
