These are mostly in Hooghly and Howrah, on the river side of the city. Alcove New Kolkata in Serampore starts at about ₹26 L, Sunshine 2 in Shriram Grand City, Uttarpara at ₹33.76 L, Urban Lakes Phase 2 in Konnagar at about ₹34 L, Bhawani Porshi Nagar in Konnagar at about ₹48 L and Joyville Parkside in Santragachi at ₹49.99 L. They suit buyers who work in Howrah or along the Hooghly rail line, or who want the most space for the money.
This is where the large townships on the edge of Kolkata sit. DTC Good Earth in Madhyamgram starts at ₹51.5 L, DTC Sojon and Elevate at Godrej Se7en in Joka at ₹55 L and ₹56 L, DTC Downtown in Rajarhat at ₹63 L and Vinayak 21 Acres in New Town at ₹71 L. You get big clubs, open space and, in Joka and New Town, a metro that is either running or on its way.
Here you are paying for an address inside the city. Merlin Avana near Tollygunge starts at about ₹81 L, Martin Burn Rupsha in Behala at about ₹84 L and Jade Grove in Tangra, near Entally and Sealdah, at about ₹94 L. Eden Devprayag on the Howrah riverfront has a 2 BHK with a study, priced on request.
DTC Downtown in Rajarhat (from ₹63 L) and Vinayak 21 Acres in New Town (from ₹71 L) keep you close to the Sector V and New Town offices, the airport and the new metro lines.
Elevate at Godrej Se7en and DTC Sojon are in Joka, at the end of the Purple Line. Merlin Avana and Martin Burn Rupsha are in Behala, nearer Tollygunge and the schools and markets South Kolkata families already use.
Jade Grove in Tangra is about 1.6 km from Sealdah station and metro, as per the developer, which makes it one of the few gated 2 BHK options this close to the centre.
Joyville Parkside in Santragachi and Eden Devprayag in Shalimar are the Howrah options. Alcove New Kolkata, Sunshine 2, Urban Lakes Phase 2 and Bhawani Porshi Nagar are in Hooghly, along the river and the suburban railway.
Some developers quote carpet area, the floor you actually walk on. Others quote super built-up area, which adds walls, lobbies and a share of the common areas, and is often a third larger than the carpet. So a 600 sq ft carpet 2 BHK and a 900 sq ft super built-up 2 BHK can be the same flat. The table above marks carpet wherever the developer gives it. Before you compare two prices, ask for the carpet area of both.
Most 2 BHKs on this page are under construction, with possession between 2026 and 2030. Buying early usually means a lower price and a payment plan linked to construction, but you may pay rent and EMI together until handover.
