The First-Time Home Buyer’s Guide to Kolkata (2026)

Buyer Guide · 9 min read · Sahi Ghar Editorial

Buying your first home in Kolkata is one of the biggest decisions you will ever make, and also one of the loneliest. Everyone has an opinion, the jargon is relentless, and the numbers feel built to confuse you. This guide walks you through the whole journey, in plain language, in the order it actually happens.

Start with the number that actually matters

It is not the price on the brochure. It is your all-in budget: the home, plus everything the home quietly costs on top. As a rule of thumb, plan for the flat price, a down payment of around 20% from your own pocket, stamp duty and registration of roughly 6 to 7% of the value, and a cushion for GST on under-construction homes, parking and one-time society charges. We break the full maths down in our guide to the real cost of buying a flat in Kolkata.

Get your loan sorted before you fall in love

The most painful mistake first-timers make is finding the perfect flat and then learning the bank will not lend what they assumed. Do it the other way round. Get a home-loan pre-approval first, so you shop with a real number and negotiate from strength.

  • Check your credit score early. A healthy score is the single biggest lever on your interest rate.
  • Compare at least three lenders. Headline rates in 2026 sit in the high single digits, but the fine print, processing fees and flexibility differ far more than the rate itself.
  • Remember eligibility is based on your income, existing EMIs and age, not only the property.

Our home loan guide for Kolkata covers eligibility and documents, and our Legal and Loan Help team can line up options for you without the runaround.

Choose the area before the apartment

A great flat in the wrong location is still the wrong flat. Before you tour a single show-home, decide what your daily life needs: the commute you can live with, schools within reach, and whether the address will hold its value. Kolkata's growth is spread across very different corridors. Compare them honestly in our breakdown of New Town, Rajarhat and Salt Lake, and see why flats near metro stations tend to protect their price.

New launch, under-construction, or ready-to-move?

Each has a trade-off. Ready-to-move means no waiting and no surprises, but you pay for that certainty. Under-construction is usually cheaper and lets you pay in stages, though you carry some risk and GST. New launches can offer the best price and the pick of units, if the developer is credible. We lay out the full comparison in under-construction vs ready-to-move. Whatever you lean towards, browse our verified listings to see live options.

Verify everything, because this is where first-timers lose money

A home can look flawless and still carry a problem that surfaces years later. Never rely on the brochure alone. Confirm the project's RERA registration, check the title chain, and make sure the mutation and tax records are clean.

The costs nobody warns you about

Beyond the price and the down payment, budget for stamp duty and registration (indicatively 6% plus 1% in Kolkata's municipal areas, and 7% above one crore), GST on under-construction homes, parking, one-time maintenance deposits, and your own moving and interior costs. Treat these as part of the price from day one, not a nasty surprise at the end. Rates and rules change, so confirm the current figures before you budget.

The day it becomes yours

The final stretch is the sale agreement, registration at the sub-registrar's office, and handover. It moves quickly when the paperwork is clean, which is exactly why the verification step matters so much. Walk in with a checklist, not just excitement.
