The document checklist, in order

• Chain of title: the seller’s registered deed plus prior deeds going back sensibly — you are buying the story, not just the flat.
• Mutation certificate and current property-tax receipts in the seller’s name with the local municipal body.
• Completion/occupancy certificate for the building, and the sanctioned plan if alterations are visible.
• No-dues certificates: association maintenance, electricity, and — critically — any outstanding home loan (bank’s closure letter and original documents must surface at registration).
• Society transfer terms: fees and process vary by association; ask before token money, not after.

The process that protects you

Token advance only against a signed agreement with clear timelines and refund terms. Independent legal opinion on title — a few thousand rupees standing guard over your life savings. Payments through banking channels against milestones. Registration and physical handover on the same day, meter transfers initiated immediately, and then your own mutation without delay.

A seller who is one of several legal heirs, signing alone. Flats carrying loans the buyer discovers late. Cash-component proposals that quietly transfer risk to you. Buildings without completion certificates, priced as if they had one. Every one of these has a solution — before you pay, never after.
